Flagship stores ring Union Square, among the vanguard of West Coast retail. Chinatown begins at Grant Avenue and Bush Street, while Gold Rush-era mansions crown Nob Hill. South of Union Square, the convention center area includes the San Francisco Museum of Modern Art and Yerba Buena Center for the Arts. Cable cars turn around at Powell and Market streets to head back to Fisherman’s Wharf.

I have said at this hotel for many years, dating back to when it was the Maxwell. I love the location, but when I think of what other hotels offer in the way of amenities this hotel has followen behind. No in room coffee maker, no morning newpaper, and at this time no restaurant.
"Outdated Hotel, Protesters yelling outside"
First off, upon arrival, there were several protesters outside the front door with signs, yelling and protesting. As you walk into the hotel, they yell at you saying "SHAME" on you. Staff then proceeded to tell us that the protesters have been there for the past year and it occurs daily Wed to Sun in the morning and in the evening. Staff was kind enough […] to show us the room and let us decide if it was too noisy. After seeing the room, you could still hear the protesters, but I figured it was only one more hour and I would be gone anyway. plus it was last minute, and I did not want to have to find another hotel. From the Pictures online, it looked as though the hotel would be modern. Going into the elevator, it is outdated and the hotel is under construction. The room looks modern from afar but when close up there are many cracks in the floor and the bathroom sink is tiny. The hallways, floors, and hotel in general is very old and outdated. The next morning, protesters began yelling outside again at 8am. On top of that, construction inside the hotel was very loud. I could not sleep or put up with the noise any longer. Thank goodness Hotels.com allowed me to cancel and check out early. The hotel was accomodating and agreed to let me check out early and only charge me for the first night. I would not recommend this hotel to anyone until the protesters are gone, and the construction is done. Przeczytaj więcej
"Great location, great service, nice boutique hotel"
Great hotel. The rooms were clean and comfortable. The location could not be any better. In the heart of Union Square within walking distance from anywhere including BART station or cable cars. A BIG THANK YOU TO ALL EMPLOYEES THAT WORK VERY HARD TO MAKE YOUR STAY COMFORTABLE EVEN THOUGH THE PROTESTERS TRY HARD TO RUIN IT FOR YOU. The protestors are […] not as bad as it may seem in other reviews. There is may 5-8 people trying to build a group unsuccessfuly. I HIGHLY RECOMMEND THIS HOTEL. Przeczytaj więcej

"Beware of protesters"
What Hotels.com or the hotel's website won't tell you is about the protesters outside with bullhorns at 7 AM in the morning. Or about the construction going on in the hotel. If you want a good night's sleep, don't stay here.

"fancy place in the center of union square"
Quality of service: 3 stars (Ellen was EXTREMELY helpful and friendly, but the other man working there didn't do much about fixing our heater) Condition of hotel: 4 stars (elevator was being re-done, our heater wasn't working-- small issues) Cleanliness: 5 stars (junior king suite was definitely worth getting, very modern, very comfortable) comfort […] of room: 4stars (heater was broken, the protests were also an annoyance) Convenience of location: (5 stars, you take the BART from SFO Airport to the Powell station and walk straight up a few blocks, turn left and your there! not an issue with 3 luggages btwn the two of us) surrounding neighborhood: 4 stars (if you're a girl wanting to dress up at night--- dont be alone! it's really nice and then gets a little scary with druggies) Przeczytaj więcej
"It was ok overall..."
The protesting was still going on starting as early as 5am!!!No one wants to be woke up that early while on vacation to someone screaming through bull horn.I eventally looked up the reason for the boycotting and the hotel really did a number on it's employees...Real sad what they have done to their workers. That alone makes me not want to stay again. The […] hotel is overpriced. The paint was chipped everywhere. The white furniture looked dirty...I can say the location is/was perfect...Close to EVERYTHING.But I do not think I will be staying here again. This hotel could not be beat for location. It was a great place to stay. The room had a fun contemporary decor. My only negative comment would be that the carpet was rather dingy.
"Parking and Protestors"
Parking is expensive and there are protestors outside heckling you as you walk in and out of the hotel.

"Great location but boycott outside"
This hotel is in a great location right beside Union Square, and the room was spacious with a large flat screen tv and a couch. However, there was a boycott going on outside the hotel during the afternoon which was really loud and annoying. No idea how long this will go on!
"Twilight Zone"
In the midst of construction and protesters, this hotel has a great location but offers little else. We were fearful of riding in the old, creaky elevators; however, the exit stairs were under construction and blocked. The hotel staff seemed oblivious and disconnected. We had to wait 45 minutes to receive our car from valet.
"The Frank Hotel"
A great small boutique hotel. Everything was wonderful EXCEPT only French Roast Coffee only coffee available. The best thing was that the concierge had access to not having to wait at SCOMA'S whish is a landmark Italian Seafood restauarant that si just as good today as it was when it opened 50 years ago. SCOMA'S does not take reservations so when […] i got there with my guest and gave hem my name, they immediatley got me seated even thou the wait is always at least an hour. Dungeness Crab Rissoto was excellent as was the Fresh Halibut and great Tiramisu. Hotel Frank will be my new best Botique Hotel in San Fran fromnow on. Renovated with flat screen TV's and in the perfect District to go anywhere in the city. Przeczytaj więcej
"Hotel Frank"
The hotel itself is quite nice and some of the staff members are helpful. But when we checked in, we were never warned about protesters right outside the hotel. They started at 7am. So much for a weekend getaway to relax.
"Leaves much to be desired"
Hotel Frank, located in the downtown San Francisco, looked deceptively good on the outside. The room were clean and the beds comfortable. But, the shower did not work properly and you could not easily adjust water temperature. My room, which was on the street side of the building, was very noisy at night, even with the windows securely closed. But the […] worst part was that the hotel was being picketed during our stay. I had to cross a picket line and listen to boycott chants from 7 am Saturday morning and from 1 pm on weekdays. I support unions and found it very unpleasant to have to cross a picket line because I could not get a refund on my room. I do not recommend this hotel to visitors to San Francisco. Przeczytaj więcej
"3 Night stay"
I stayed at Hotel Frank on a Wednesday - Saturday. PROS: Not a bad hotel, a little worn but the bed and rooms where comfy and clean. Very convenient location, we had no trouble getting around the city. I would stay again there again. CONS: The hotel is currently under protest which was a little awkward. Since we were going to be there a few days, we […] were given a room in the back. We only heard/saw the protestors once. On Friday afternoon there were about 4 people outside, one on a bullhorn. I understand why they are protesting, but they were completely out of line with their aggressiveness, rudeness, and over hatred toward us. Another woman was checking in as we walked up and it was borderline verbal abuse. In all honesty, this made me no longer care for the protestors cause. Something they may want to consider for the future if they want people to be sympathetic. Przeczytaj więcej
"The Hotel Frank"
Very nice stay, room was exactly like the pics on the web.
"LOCATION"
Location is what counts right? Next to the Westin, it was in the perfect spot. All the shops are right there, less than a block from the square. Lots happening, but the room was super quiet even though it was right in the middle of the action. Clean and no frills. Staff was friendly enough, although they gave my friend trouble checking in when my flight […] was delayed because it was under my name. There was some strike action going on as some of the employees are on strike, but it was a brief time during day and we were headed out anyway. Great value for location and cleanliness. "Hotel Frank - Union Square SF's best boutique"
I've been visiting San Francisco about once a month for 5 years and always stay at the Hotel Frank when I can. It's close to major shopping (Macy's, Westfield Mall), dining (from Starbucks to the Cheesecake Factory) and transportation (underground Muni train at Powell street, cable cars, buses). It's also about 5 blocks away from the Moscone Center, […] in case you're attending a conference. The rooms look (and smell) better than other boutique hotels that I've stayed at in San Francisco. They're also decent size. The price is always reasonable for a stay there and the staff is friendly. The couple of things they're lacking are in-room coffee makers (they have free coffee in the lobby in the morning though), a gym, and good Wi-Fi. (They have free Wi-Fi, but it's not the greatest speed.) Overall, a great hotel though. Przeczytaj więcej
Hotel is under labor strike, we were greeted by loud obnoxious strikers w/ bull horns, which started @ 7am on the weekend days. Also hotel is under construction & has no restaurant, which they said they had on their website. Nice boutique hotel w/ possibilities, but until issues are resolved I would pass.
"Nice place"
Other than 1-2 hours of protesting outside the lobby (yes you can hear it in the room) it was a great stay.
"Hotels.Com failed"
The Hotel - although beutiful and a good value is in the middle of a labor dispute. Hotels.com should have a big warning on the site but did not.
"Hotel Frank -- Boycott"
It was not clear to us when we booked our stay but there is a labor management dispute at Hotel Frank. After a continuous 40 year labor agreement, the hotel was picked up by new owners who have stonewalled a contract with its employees. Because we were not aware of this before pre-paying thru Hotels.com, we had to cross the picket line, which made us […] appear to sympathize with hotel management. We do not. While we understand and support labor's actions, it still stinks to be woken up on Saturday morning by a bullhorn telling us to check out. We won't stay there again until this issue is resolved. "The Hotel Frank"
In a great location the Hotel Frank is a block from Union Square and all downtown shops. A good price for the room size. Upon checking in they were unable to honor the upgrade offered on Yelp. That left me a little disappointed, however the room I had was more than addiquite. The only downside is the protesters who are outside the hotel daily in the […] afternoon hours and basically harass you as you walk into the hotel lobby. Other than that and the length of time it takes to get your car from the valet I would recommend this hotel to anyone on a budget going to San Fran. Przeczytaj więcej

"Art Deco Decor and Great Location"
This is my hotel of choice on my annual trip to SF. The staff is friendly, the rooms are clean, and the location can't be beat for the price. The coffee/tea morining service and chilled water during the day are a nice touch.

"Annoying protesters"
This hotel was in a convenient place, it was only a short walk to shops and nice restaurants and bars, and a short taxi ride to anywhere else like Fisherman's Wharf. However, the hotel itself was okay, but not great. The staff, although they werent horrible, werent extremely friendly or helpful . You had to wait a while for the lift to get to you and […] it was only small and very old. The room we had was small but clean for the few days we were staying there. The main thing that really put me off was the protesters. They were extremely loud and something you dont want to wake up to at 7am on the weekend. All in all, if you are looking for a romantic getaway where you can lounge around in your room, I wouldnt reccomend this place. However if you just need somewhere to sleep with good places surrounding, then this is the place for you. Przeczytaj więcej

"Stylish and afforable, great location downtown"
The hotel itself was great, very stylish and a little edgy. Having to wake up at 7:00 am to several protestors shouting over loud speakers was NOT very enjoyable though. Apparently they are former union workers who are protesting the management and have been doing so for the past 18 months!! Beware of the noise, but otherwise the hotel stay was very […] enjoyable. "Frankly - pretty good"
great location, but an older hotel. Small elevators and narrow hallways, but the room was surprisingly spacious. Tiny bathroom and the proximity to union square and various clubs makes it loud. The earplugs by the bedside were a clue.
"Convenient location, helpful staff"
Had a junior suite and seemed like a good value. European style hotel but the room was very spacious. I liked the walk in shower--don't care much for bathtubs. Excellent bathrobes. Very comfortable bed, pillows. A bit of road noise but used the provided earplugs. Very helpful staff. Super slow elevator. Reminded me a bit of the Mosser but much nice […] r. Przeczytaj więcej

Hotel seemed nice but it's in the little details. The restaurant was closed. Disgruntled ex-employees manifesting outside. "Loved this hotel"
Stunning decor. Wonderful upgrade. Comfy, high class. Clean. Comfortable bed. Loved the location. Despised the awful picketers. That was the only bad part. The Hotel Staff was very apologetic about the picketers and tried to help guests feel comfortable. The picketers were pretty awful, rude and obnoxious.

"Being frank about Hotel Frank"
I loved the stay at the Frank. I found it to be reasonable, but above all, the room was gorgeous. It was beautifully decorated and convenient as well as conveniently located. The staff was friendly and helpful. I wish the hotel had some sort of happy hour for guests, but other than that, I have no complaints!
"Great location"
I would stay here again, only because the hotel is surrounded by everything. The pictures that they show must have been right after they remodeled because the room looked a little dull. Although it was clean and service was ok, I wouldnt make it an effort to stay here again.

"Great find in top location!"
Fantastic value! Building is older and it shows in common areas like the elevators. But once inside the room, it is indistinguishable from hotels that are three times the price. Everything renovated and tasteful. My only complaints - shower water pressure (which is a constant bugaboo with me) and windows in my great corner room were filthy on the outside, […] which was the only obvious sign frim the room that this was not a Hyatt. There was also a picket line in front of the hotel while I was staying, and they shouted "Shame! Shame!" when I crossed it. (What was I supposed to do, go to another hotel with all my belongings in this one?) However, the hotel personnel were out there and immediately escorted me through the door, shielding me from the strikers, and were very apologetic. All in all, service was superb from the front desk to the maids. Would HIGHLY recommend! Przeczytaj więcej
